The Sales Process

Offers on your Property
Once an offer is received, your Real Estate Agent will contact you immediately to discuss the terms and conditions, offer price and any other information pertaining to the offer. They will also discuss recent home sales and market conditions in order to help you make a decision about the offer. If you wish to counter-offer then we will draft a contract with a counter offer and present this to the buyer or buyers agent. Alternatively, we can help you to accept the offer and will put together the relevant paperwork pertaining to the sale of your home.

The Sales Process
Once an offer is accepted and signed by both parties it normally takes between 30 and 45 days until Closing. The day of closing is the day when the money will be transferred from the buyer to the seller and the day that the Buyer actually takes possession of the property. During the closing process the buyer will have adequate time to get together any financing paperwork and approval. They also have an opportunity to carry out inspections, surveys and title work.
Title work is carried out by one of our approved vendors. They run a title search to insure the property is owned by you and that there are no liens on the property. Inspections are typically carried out by a Licensed Property inspector. A Termite Inspection is also carried out on may properties to insure that there is no evidence of termite infestation.

Tax Implications for Foreign Nationals
All Foreign national are required to complete a FIRPTA Form. This information informs the government that you have sold a property and allows them to withhold up to 10% in order to insure that all your Property Taxes are paid. Should your property taxes not have been paid the government would have little recourse in gaining those funds as a Foreign national. US Citizens would have any outstanding payments seized automatically but this cannot be done to a Non US Resident or Citizen. So in order to insure that your taxes have been paid the Government requires foreign nationals to fill out the relevant form and withhold funds for a short amount of time. This gives Government officials time to insure that Taxes relating to the property are paid in full. Once they have determined that all your taxes have been paid in full any outstanding funds are reimburse directly to you.

Home Warranty
Coldwell Banker West Realty works in conjunction with AHS Insurance Company. Buyers and Sellers can opt to purchase additional Home Warranty Insurance. A home warranty is a renewable service contract that covers the repair or replacement of many of the most frequently occurring breakdowns of system components and appliances. For a small fee you can opt to add a Home Warranty as an attractive incentives to Buyers.

Do I have to be in Florida in order to list my property and sign necessary paperwork?
No. We can prepare the paperwork and discuss all the contract terms with you over the phone. We can also fax or scan the paperwork for you to review and sign. Once we have received all the signed paperwork back we can start to market your home immediately.
